Complex under construction
You are building, and the operating model is still open. This is the point where decisions are cheapest to change and most expensive to postpone — unit mix, service flows, back-of-house, restaurant and spa engineering. We join at design or construction stage and take over operations at handover. Two of our four properties came to us exactly this way.

Usually the gap is in distribution, rate discipline, staffing standards, or in the fact that nobody can tell you what actually happened last month. We review the current setup, agree what changes and in what order, and take over without stopping the business.

Distribution and sales
Placement and daily management across the channels that produce demand for Bali, plus a direct booking channel of your own. One content and rate system across all channels, with pricing driven by demand, lead time and comp-set behaviour.
Standards and staff
Written procedures, trained staff, defined quality checks. Front office, housekeeping, maintenance and guest relations run to the same standard regardless of who is on shift — we hire the team, train it and hold it.
Transparent reporting
Every owner receives their own portal: occupancy, booking calendar and revenue reporting that is updated in real time, rather than collected on request. Final reports are issued quarterly.
Guest experience
Our team handles the guest from first message to post-stay review. Reviews are an operating metric with owners and deadlines attached, not a marketing afterthought — our operator score is 9.5 on Booking.com, and it is the number we manage against.
Governance
What “working” means, in numbers
Before signing, we agree what success means in numbers: occupancy, ADR, RevPAR against an agreed comp-set, channel mix, and guest review score. The exact set depends on the property and is written into the agreement rather than left to interpretation.
Targets are reviewed on a fixed cadence with you. If a target is missed, the agreement provides a cure period: we present a written corrective plan with deadlines and owners, and you get a defined right to terminate if the plan does not deliver.

See your property the way we do
Owners do not ask us for numbers. They open them.
- Occupancy — current and historical, by property and by unit type.
- Calendar — live availability and bookings, so you always know what is sold and what is open.
- Revenue reporting — revenue and payouts, by property and by period. The portal reports income; cost data is not shown there.
- Access from day one, with separate access levels for co-owners.

Good to know
Because any number we published would be wrong for most people reading it. The fee depends on the size of the complex, its stage, and how much of the operation you want us to carry. What we commit to: an indicative range in the first conversation, and a written proposal with the full commercial terms afterwards.
Complexes — villa and apartment complexes with a real operating contour behind them. Standalone villas and individual apartments are outside our model: a hotel operation costs more than it returns at that scale. Every project is assessed individually, and you will get a straight answer in the first conversation.
The operating team works to our standards, training and supervision. The employment structure itself is agreed per project, because it depends on the ownership setup and the entity holding the property. It is documented in the management agreement before signing.
No. We are an operator, not a legal or tax adviser. Licensing, permits and tax obligations stay with the owner and the owner’s advisers. We work with your advisers on the operational side, and we will tell you when something in your setup blocks operations.
We operate on our own property management and distribution stack, which is what makes consistent standards and reporting possible across properties. The commercial data belonging to your property — bookings, revenue, guest history — is yours, and the agreement covers how it is handed over. No lock-in through data.
For an operating complex, a takeover typically runs in weeks rather than months. For a project under construction, it depends on when you involve us: joining at design stage costs nothing extra and prevents the most expensive corrections. Either way, we give you a dated plan before you sign anything.
